The back-of-the-binder section: everything you look up rather than read start-to-finish. It opens with the three “who do I call” tables — emergency numbers, utility providers, and the trades — because those are the pages you will want fastest and least often.
Emergency & non-emergency contacts
The numbers worth having in a phone before they are needed. Nothing on this list changes when the house changes hands.

The four that actually get dialled

Utility & service providers
Ridgefield splits its utilities across five organisations, and two of them surprise people: sewer is billed by the district and never appears on the City bill, and stormwater is the City’s, alongside water. Paint colors & materials schedule

Read the can before you match to it
Three leftover cans in the house carry labels that do not describe this building: Sherwin-Williams 7050 Useful Gray (interior eggshell), Kilz Casual Colors Lady Bower Blue CC10 (interior eggshell, a teal) and Behr Wild Horse S-G-770 (interior flat, a brown). Two are dated 2008 and one 2016 — all before this house was built in 2017 — and none matches the exterior, which is a deep navy, not a teal. They are almost certainly carried over from an earlier residence. Match to a can only after checking its date and its colour against the surface you are painting.
